How it works · For sellers

A different way to sell.
Built around competition, not exclusivity.

Instead of one agent sitting on your listing, your property goes at once to the buyers agents who match it, from our list of 85+.

The problem with the traditional model

Sole agency has a structural flaw

Traditional real estate has a structural flaw. When you appoint a sole agent, you hand one person, and one database, the exclusive right to sell your most valuable asset. Buyers agents with active clients only see that listing if they go looking for it.

The longer a property sits, the harder it becomes to sell. Perceived days-on-market kills buyer confidence. Sole agency creates the conditions for exactly this outcome. AgentBridge was built to fix it.

Our model

Simultaneous multi-agent distribution

We act as a distribution engine, not a traditional agent. When you engage us, your property brief is sent at once to the buyers agents who match it, from our list of 85+ across Australia.

Every buyers agent who receives your brief is looking for property on behalf of their own buyer clients. The result: instead of one agent working your property, every buyers agent on our list who matches your property can present it to their clients at the same time. Competition, not exclusivity.

There is no exclusivity. No sole agency lock-in. You stay in control of the process from start to finish.

The process

Three steps, start to settlement

1

Engagement and brief

We start by understanding your property and expectations, then:

  • Prepare a professional, data-backed property brief: overview, key features, price guide, location context and desktop valuation.
  • Agree our distribution fee in writing.
  • Sign an engagement letter with no exclusivity and clear termination provisions.

You are not locked in. You can terminate before any offer is received.

2

Distribution to matched agents

Your brief is distributed simultaneously to every matched buyers agent. Each receives:

  • Full property details and specifications
  • How to submit an offer
  • A clear deadline for expressions of interest

No queue. No waiting your turn. We typically set a 7–14 day EOI period.

3

Offers and settlement

Expressions of interest come in. We:

  • Present all expressions to you for consideration
  • Pass every offer to you as it comes in. You decide.
  • Coordinate with solicitors on both sides once a contract is signed
  • Collect our fee on settlement

Your solicitor handles contract execution and settlement.

What we charge

One scale, every sector

You pay a distribution fee when your sale settles, plus GST. Each rate applies only to the part of the price inside its band, and no buyers agent is paid from your fee.

Frequently asked questions

Seller FAQ

Do I need a real estate licence to use AgentBridge?

No. You don't need a licence to sell your own property. AgentBridge's role is set out in full in your engagement letter.

How is your fee different from a traditional agent?

A traditional residential agent usually charges a commission on the sale price under a sole agency agreement. AgentBridge charges a distribution fee on one published marginal scale, plus GST, and sends your brief at the same time to the matched agents on our list of 85+ rather than relying on one agent's database.

What happens if no buyer is found?

We do not guarantee a sale. If the property does not sell through AgentBridge within the agreed distribution period, you are free to pursue other avenues. Our engagement letter sets out the termination provisions clearly.

Does any of my fee go to a buyers agent?

No. Buyers agents pay AgentBridge a membership to receive briefs. No part of your fee goes to them. The agent who brings your buyer is paid by their own client.

Can I sell quietly?

Yes. You can choose a discreet launch: your brief goes first to VIP member agencies, then to every matched buyers agent if you decide to widen it. A discreet launch reaches fewer agents at first, so it suits sellers who value privacy over reach.

What property types do you work with?

Residential, vacant land, subdivision projects, off-the-plan and new developments, and commercial property. Every sector uses the same scale with its own minimum. See the fee schedule for details.

Can I use AgentBridge alongside a traditional agent?

AgentBridge operates on a non-exclusive basis. We recommend discussing any existing agency arrangements with a property solicitor before engaging us.
