Joining AgentBridge as a Buyers Agent. A Practical Guide to Membership
For independent buyers agents running their own brand and their own client book, joining AgentBridge raises specific questions. What does membership cost? How does the referral fee work? What briefs come through? Does the agent keep their own brand? What does the agent give up, and what do they gain?
This guide sets out how AgentBridge membership works for independent agents. It is written as a practical reference, not a pitch. Where the model suits an agent's practice, joining is straightforward. Where it does not, the guide says so.
What AgentBridge Is
AgentBridge is a property distribution business. Vendors and developers engage AgentBridge to send one property brief, at once, to the buyers agents who match the property, from our list of 80+. Members are the buyers agents who have joined AgentBridge. Each buyers agent represents their own clients and continues to run their own practice. When a brief matches a client's needs, the agent introduces the property to the client through their own engagement.
Our list of buyers agents is a researched list. Being on the list does not mean an agent has joined AgentBridge. Members are the agents who have joined.
What Membership Costs
Your first year of membership is complimentary, so you can see the value before you pay anything.
After the first year, membership moves to one of our paid tiers. We set out the tiers, what each includes and the fees in writing before your first year ends. You decide then whether to continue.
There is no obligation to act on any brief. The referral fee is earned only when a client you introduce settles on a property.
How a Property Reaches Buyers Agents
A vendor or developer engages AgentBridge to distribute a property. AgentBridge prepares a professional property brief. The brief is sent to the buyers agents on our list who match the property.
Each agent assesses the brief against their own current client needs. Agents with a fit return interest within the response window set for that brief, typically a few business days.
There is no obligation on the agent to introduce any specific brief to any specific client. The agent's judgement on fit drives the response.
What Happens When a Match Is Made
Where the agent has a client matched to the property, the standard sequence applies:
- The agent introduces the property to the client through the agent's existing client engagement.
- The client conducts due diligence and decides whether to inspect.
- The agent coordinates inspection, finance, due diligence and offer through the agent's standard process.
- AgentBridge passes offers between the seller and the buyer's representative. The seller negotiates and decides.
- The contract is exchanged, settlement runs through standard conveyancing, and the property settles.
The buyers agent's engagement with the client is structured exactly as it would be for any other property the agent sources, including the agent's own fee with the client.
Fee Structure
The fee model has two sides: what the vendor pays AgentBridge, and what the member agent receives.
The vendor pays a single distribution fee on settlement, set on a sliding scale by sector (residential, vacant land, off-the-plan, commercial).
The member who introduces the settled buyer receives a referral fee paid out of that fee at settlement, under a referral deed. The referral fee is disclosed in each brief before the agent acts on it.
The member's own fee with their client is separate from the AgentBridge referral fee. The agent invoices and collects their own fee in their normal way. AgentBridge does not interfere with the agent's client engagement.
Members must disclose any AgentBridge referral fee to their client in writing, in the form their state requires.
What the Agent Keeps
A member keeps:
- Their own brand. AgentBridge is the distribution platform. The agent's brand sits with the client engagement. The client knows their agent's brand. AgentBridge sits behind the property.
- Their own client list. Clients introduced by the agent remain the agent's clients. AgentBridge does not solicit the agent's client base.
- Their own engagement terms with clients. The agent's standard engagement letter, fee structure with clients and process all remain unchanged.
- Their own back office. The agent runs their own CRM, their own admin and their own client communications.
- Control over which briefs to act on. Agents are not obliged to introduce any specific brief to any specific client.
What the Agent Gives Up
Honest about the give-up.
The same brief goes to every other buyers agent who matches the property. An agent who matches a brief to a client competes with other agents who may also have a matched client. Most briefs need a specific location, sector and price fit, so we expect head-to-head competition on one brief to be uncommon. When it happens, the agent who introduces the settled buyer earns the referral fee.
The agent does not control the brief. AgentBridge prepares the brief in consultation with the vendor. Members can ask questions and request more information, but the brief is the central marketing document.
The agent does not control the vendor's fee. The vendor pays the published distribution fee. Members do not see vendor-side fee discussions.
The agent agrees to conduct standards. These cover confidentiality on briefs received, professional standards in client introductions and timely response to brief notifications.
What AgentBridge Expects of Members
Three expectations sit at the centre of membership.
Active client books. Members are expected to have real, engaged clients with documented briefs. The model works because briefs reach agents who can introduce matched clients quickly.
Professional standards. Members are expected to comply with the regulatory requirements of their state (real estate agent or buyers agent licensing where applicable), to hold professional indemnity insurance and to conduct themselves professionally with vendors, AgentBridge and other agents.
Conduct. Members agree to terms on confidentiality of briefs, conduct with vendors and other agents and timely communication. These are set out in the membership terms.
Who Membership Suits
Five profiles fit cleanly.
Independent buyers agents running their own practice who want access to deal flow beyond their own market geography. An agent based in Sydney with interstate investor clients can benefit from briefs in other states.
Boutique buyers agencies with an established client book and limited capacity to canvass the national market for stock.
Specialist buyers agents (commercial, rural, lifestyle, premium, off-the-plan) who want briefs in their specialisation from outside their local market.
Buyers agents in lower-volume markets (TAS, NT, regional areas) who want to add to their local deal flow.
Newer buyers agents building their practice who want a structured source of deal flow alongside their own pipeline.
Who Membership Does Not Suit
Buyers agents whose model is built on exclusive listings or buy-side mandates over properties they have already sourced. AgentBridge is built around shared briefs, not exclusive listings.
Buyers agents who do not want any third-party platform between them and the vendor. AgentBridge engages the vendor, and members work through the platform.
Buyers agents who do not have an active client book. An agent without clients cannot use the briefs.
If any of these apply, the agent's current model is likely a better fit.
How to Join
Joining has three steps.
Step 1. Register your interest through agentbridge.com.au or by contacting AgentBridge directly. Tell us about your practice, the markets you work in, your client profile and any specialisations.
Step 2. Membership terms. We send you the membership terms to review and ask for your licence and professional indemnity details.
Step 3. Onboarding. Once you have accepted the membership terms, your membership and your complimentary first year start.
What AgentBridge Does Not Do
AgentBridge does not:
- Source clients for the agent. Client acquisition remains the agent's own work.
- Set the agent's own fees with their clients.
- Hold the agent's clients or client data. Clients remain the agent's clients.
- Provide buyers agent training or accreditation. Agents bring their own qualifications and standards.
- Compete with the agent for the agent's clients. AgentBridge is a distribution platform for vendors and developers, not a buyer-side acquisition platform.
How AgentBridge Compares to Other Models
Franchise buyers agency. An agent joins a brand, operates under that brand and shares revenue with the franchisor. More brand exposure, but the agent loses their independent branding. AgentBridge does not require franchising.
Aggregation platform with a shared CRM. Agents share a back office and platform but bring their own clients. AgentBridge does not take over the agent's back office.
Referral arrangements. Informal arrangements between agents in different markets. AgentBridge has written terms and a structured flow of briefs.
Co-marketing platform. Agents pay for marketing infrastructure for their own brand. AgentBridge distributes vendor-side property; it does not market the agent's brand.
The right model depends on what the agent wants. Membership does not stop an agent from taking part in other arrangements.
FAQ
What does membership cost?
Your first year is complimentary. After that, membership moves to one of our paid tiers, and we set out the tiers and fees in writing before your first year ends. You choose then whether to continue.
Does membership stop me working with other platforms?
No. Members can take part in other arrangements alongside AgentBridge, subject to confidentiality on AgentBridge briefs.
Do I have to introduce every brief to a client?
No. Agents respond to briefs based on their judgement of fit with their clients. Most briefs will not match any given agent's clients. That is expected.
How is the referral fee paid?
The referral fee is paid on settlement to the agent who introduced the settled buyer. The amount is disclosed in each brief before you act on it.
Can I see the fee schedule before joining?
Yes. The vendor fee schedule is published on the fees page, and the referral fee is disclosed in each brief before you act on it.
