Off-Market Property in 2026: Why AI and Agent Networks Are Replacing Portal Search

28 October 2026 · AgentBridge · 28 October 2026

The portal model (REA, Domain, and the state-based portals) is still the dominant public listing channel in Australia. But the proportion of significant property transactions that happen before or instead of a public portal listing has been growing steadily for a decade. In 2026, the combination of AI-assisted sourcing tools and structured buyers agent networks has accelerated that trend.

If you are buying or selling in a market where the most motivated buyers are not browsing portals, understanding the off-market channel is not optional. It is the market.

Why Good Properties Go Off-Market

Sellers choose off-market or pre-market distribution for several reasons.

Privacy. High-value residential and lifestyle properties are often sold through buyers agent networks specifically to avoid public marketing. The seller does not want their neighbours, colleagues or the press to know the property is for sale before a buyer has been identified.

Matched reach. A properly structured distribution puts the property in front of the buyers agents who match it, all at the same time, without a public campaign.

Cost. A public marketing campaign (portal listings, print, photography, signboard, auction) adds $15,000 to $40,000 to the selling cost before the agent's commission. An off-market distribution through AgentBridge has no separate marketing cost: the distribution fee covers the brief preparation and distribution to matched buyers agents.

Developer pre-sales. Developers distributing off-the-plan stock through buyers agent networks are accessing motivated investor and owner-occupier buyers who are already working with an agent: buyers who have already decided to buy, not buyers who need to be persuaded by a portal listing.

How AI-Assisted Sourcing Has Changed the Channel

Until recently, off-market access depended almost entirely on the individual buyers agent's personal relationships with selling agents. The agent with the best network got the best pre-market calls. The agent without those relationships waited for the portal listing like everyone else.

AI-assisted property data platforms have changed the asymmetry. Agents using platforms with automated pre-market monitoring can now receive alerts for properties matching a client's brief before a public campaign is confirmed, based on patterns in listing preparation activity, settlement data, and historical owner behaviour. The intelligence is still imperfect, but it is significantly better than cold calling.

Structured distribution to buyers agents has changed it further. When a seller distributes through AgentBridge, one brief goes at once to the buyers agents who match the property, from our list of 85+. Our list is researched; not every agent on it is a member yet. The individual agent's personal relationship with the seller is no longer the bottleneck. The matched distribution is the channel.

What This Means for Buyers

If you are buying through a buyers agent who has off-market access, you are in a position to see properties before they hit the portals, and before competing portal buyers enter the picture. Price negotiation is typically less competitive off-market because you are not bidding against a field of open-home visitors.

The practical implication: working with a buyers agent who receives briefs from a distribution service, and who is using AI-assisted sourcing tools alongside their personal network, gives you access to a materially different set of properties than portal search alone.

Ask your buyers agent: what off-market stock are you currently tracking? How many properties have you sourced off-market in the last 12 months? Are you affiliated with any distribution platforms?

What This Means for Sellers

If you are selling and considering an off-market or pre-market strategy, the question is whether your buyer pool is national or local.

For properties with national buyer appeal (regional lifestyle properties, off-the-plan apartments, development sites, commercial property), a structured distribution to the buyers agents who match the property, from a list of 85+ across Australia, puts the property in front of buyers agents whose clients may sit outside the local market.

For a single residential dwelling in a suburb with predominantly local owner-occupier demand, a local agent running a public campaign may well be the right primary channel, though distributing to buyers agents alongside that campaign adds no upfront cost and can open the interstate investor channel.

Joining AgentBridge as a Buyers Agent

If you are a buyers agent and you do not receive briefs from a distribution service, you are receiving portal stock only. The pre-market and off-market briefs AgentBridge distributes are not forwarded; they go only to the buyers agents AgentBridge sends them to. How AgentBridge works for buyers agents explains how to join.
