One Agent or Many? How Parallel Distribution Works

28 October 2026 · AgentBridge · 28 October 2026

When most people sell a property, they hire one agent. That agent runs a campaign, works their database, lists the property on the portals, and waits for buyers to come to them. It is a sequential process: one agent, one database, one campaign at a time.

Property distribution works differently. Instead of one agent working sequentially, AgentBridge sends one brief, at once, to the buyers agents who match your property, from our list of 85+. Our list is researched; not every agent on it is a member yet. Every matched agent receives the brief at the same moment. The idea behind this is simple.

The Probability Problem With Sole Agency

Consider a simplified, illustrative model. Any one agent's database holds a limited number of active buyers at a given time, and only some of them will be the right match for your specific property (on the right timeline, with the right finance, at the right price).

That is not a criticism of sole agents. It reflects the reality that any single agent's database is a small sample of the total buyer market.

Now send the brief to a group of buyers agents in parallel, each with their own buyer clients. More buyer books are checked against your property, and all of those agents check at the same time, not one at a time. This is an illustration of how the model works, not a measured result.

The Incentive Mechanic

Probability is one part of the equation. Incentive is the other.

In a traditional sale, the sole agent earns their commission regardless of whether a buyers agent found the buyer or not. Buyers agents are not part of the sale at all in most traditional residential campaigns.

In property distribution, no part of your distribution fee goes to a buyers agent. The buyers agent who brings the buyer is paid by their own buyer client, and every buyers agent who receives the brief is looking for property that fits a client's brief. They are not doing you a favour. They are working for their own clients.

That is the mechanism. Not a single agent working a campaign, but several buyers agents, each with a reason to bring the buyer.

Where Sole Agency Still Wins

This article is about parallel distribution, but an even-handed comparison requires acknowledging where the traditional model has a genuine edge.

For a single residential dwelling in a suburb with deep local owner-occupier demand (a house in a well-established inner-city suburb where most buyers are local, where open homes drive the campaign, and where auction-day price tension is the strategy), a skilled local agent running a public campaign may well outperform distribution.

The distribution model wins where the buyer pool is not predominantly local. Regional residential, off-the-plan apartments, subdivision lots, lifestyle property, commercial property with interstate investor appeal: these are the categories where national reach changes the outcome.

The AgentBridge fee

AgentBridge's distribution fee for residential property is set on a published marginal scale, plus GST: 1.6% on the part of the sale price up to $600,000, 1.4% on the part from $600,000 to $1,500,000, 1.2% on the part from $1,500,000 to $3,000,000 and 1.0% on the part above $3,000,000. Each rate applies only to the part of the price inside its band, and the residential minimum is $4,000 plus GST. No part of the fee goes to a buyers agent.

For a $900,000 residential property, AgentBridge's distribution fee is $13,800 plus GST ($15,180 including GST).

If you want to see the comparison for your property, the fee comparison calculator runs the numbers side by side.
