How AgentBridge Works for Buyers Agents Considering Membership

25 October 2026 · AgentBridge · Membership, Oct 2026

AgentBridge sends property briefs from vendors and developers to the buyers agents who match each property, from our list of 80+ across Australia. Agents who join AgentBridge as members match those briefs to their own clients and earn a referral fee when a client they introduce settles. The model is designed to give independent agents extra deal flow without changing how they run their own business.

This guide explains how briefs are distributed, how the referral fee is paid, what membership costs and what AgentBridge expects from members. It is written for independent buyers agents deciding whether to join.

What AgentBridge Is for Buyers Agents

AgentBridge is open to licensed buyers agents across Australia. Each agent runs their own business under their own brand. AgentBridge does not aggregate or rebrand member firms.

AgentBridge does one thing for buyers agents. It sends property briefs from vendors and developers to the agents whose clients may suit the property, and it pays a referral fee when an introduced client settles.

It is not a directory, a portal or a CRM platform.

What It Is Not

A few honest clarifications.

AgentBridge is not a franchise. Members keep their own branding, their own websites, their own engagement letters and their own client relationships. AgentBridge takes no share of the agent's own fee with their client.

AgentBridge is not a lead-generation service for buyer-side engagements. It does not refer buyers to member agents. The matching runs the other direction: vendor and developer briefs come in, and agents match their existing clients to those briefs.

Membership is not exclusive. Members continue to take work from any source they currently use.

How Briefs Flow

Step One. Vendor Engagement

A vendor or developer engages AgentBridge. The engagement covers distribution to buyers agents, a property brief and desktop valuation guidance, plus optional add-ons.

AgentBridge prepares the property brief. The brief is a structured document covering location, specifications, pricing, settlement timing, contract terms and any conditions the vendor has set.

Step Two. Distribution

The brief is sent at once to the buyers agents on our list who match the property. Every agent who receives the brief gets it at the same time, so no agent has a head start.

Each agent reviews the brief against their own clients. If there is a fit, the agent registers interest. If there is no fit, the agent passes.

Step Three. Matching and Inspection

Agents who register interest nominate the client or clients who match the brief. AgentBridge coordinates inspections and information between the introducing agent and the vendor or developer.

The introducing agent runs the buyer-side relationship throughout, on their own engagement letter and in their own voice. AgentBridge sits behind the vendor relationship.

Step Four. Offer, Contract and Settlement

The client makes an offer through the agent's normal process. AgentBridge passes offers between the seller and the buyer's representative. The seller negotiates and decides. Contract, conveyancing and settlement run as they would for any other purchase.

On settlement, AgentBridge pays the introducing agent a referral fee out of the distribution fee collected from the vendor.

How the Referral Fee Works

The vendor pays AgentBridge a single distribution fee on settlement, set on a sliding scale by sector (residential, vacant land, off-the-plan, commercial). The fee schedule is published on the fees page.

Out of that fee, AgentBridge pays the introducing buyers agent a referral fee under a referral deed. The amount is disclosed in each brief before the agent acts on it. The referral fee is paid on settlement only.

Agents must disclose any AgentBridge referral fee to their client in writing, in the form their state requires.

Why the Model Can Work for Independent Agents

A traditional buyers agent earns from their own client fees. AgentBridge adds a second line: a referral fee when a client the agent introduces settles on an AgentBridge brief. It also gives the agent access to vendor-side stock they would not otherwise see.

What Membership Costs

Your first year of membership is complimentary, so you can see the value before you pay anything.

After the first year, membership moves to one of our paid tiers. We set out the tiers, what each includes and the fees in writing before your first year ends, and you choose then whether to continue.

What AgentBridge Expects from Members

Five expectations.

Current Licence

Members must hold a current real estate or buyers agent licence in the state where they operate. Each state's regulator publishes a licence lookup.

Professional Indemnity Insurance

Members must carry current professional indemnity insurance, with limits suited to the deal sizes they handle.

Responding to Briefs

When a brief matches an agent's clients, AgentBridge asks for a response within the window set for that brief: either registered interest with a specific client in mind, or a clear pass.

Honest Matching

Members nominate clients who are a genuine fit for the brief. Nominating clients who are not interested wastes the vendor's time and the agent's standing. One strong match is worth more than ten weak ones.

Confidentiality

Briefs are confidential. Members do not pass briefs on to other agents, portals, social media or buyers who have not engaged them. This is part of the membership terms.

Who Membership Suits

A solo or small-team practice with a strong client book and limited time to find vendor-side stock.

A specialist agent (investment, off-the-plan, commercial, lifestyle, SMSF, luxury) whose clients want stock that does not often appear on the local market.

An agent expanding into a new state or asset class while they build their own vendor relationships.

An agent who wants a second income line on purchases they would make anyway, without signing an exclusive arrangement.

Who Membership Does Not Suit

An agent without an active client book. The value depends on having clients to match against.

An agent who only takes auction-bidding or other one-off engagements. Most briefs need an end-to-end buyer's agent engagement.

An agent looking for buyer referrals. AgentBridge does not refer buyers to agents.

How to Join

Step 1. Register your interest through the AgentBridge website. Tell us about your licence, specialisations, the areas you cover and the clients you act for.

Step 2. Membership terms. We send you the membership terms to review and ask for your licence and professional indemnity details.

Step 3. Onboarding. Once you have accepted the membership terms, your membership and your complimentary first year start.

Frequently Asked Questions

Is membership exclusive?

No. Members continue to take work from any source they currently use, including their existing referral partners and their own marketing.

Who pays the referral fee?

AgentBridge pays the referral fee to the introducing buyers agent on settlement, out of the distribution fee it collects from the vendor.

What does membership cost?

Your first year is complimentary. After that, membership moves to one of our paid tiers, and we set out the tiers and fees in writing before your first year ends. You choose then whether to continue.

Do I have to use the AgentBridge brand?

No. Members keep their own branding, websites, engagement letters and client relationships. AgentBridge is not a party to your engagement with your client. You still disclose any AgentBridge referral fee to your client in writing.

How many briefs will I receive?

It varies by state and specialisation. AgentBridge does not guarantee a number of briefs. The value depends on matching your clients to the briefs that come in.

What if my client has already inspected a property in a brief?

If your client was already registered against the property through another channel (the vendor's own selling agent, for example) before the AgentBridge brief reached you, the AgentBridge referral fee does not apply to that purchase. This is set out in the membership terms.
